Gas Tightness Test for Domestic & Commercial Properties

To make sure that your commercial gas pipes are gas tight and therefore safe to use and not presenting a risk to your local surroundings, a tightness test should be carried out.

In line with The Gas Safety Regulations 1998, you should arrange a tightness test annually to ensure you’re maintaining safe working conditions.

Most services do this automatically.

If you are outside the remit of your annual service and you for any reason can smell gas or gas has been detected, you should call a Gas Safe Engineer immediately.

The presence of gas in this sense would immediately fail a tightness test.

Other requirements for tightness testing could be if you have:

  1. Extended a pipe system
  2. Temporarily turned the system off for a long period of time
  3. Replaced or altered an existing pipe system
  4. Installed a brand new system (i.e. commissioning)
  5. If you suspect there to be air in the system
  6. You want to take the system out entirely (i.e. decommissioning)
